RATES - can we get a little help, please?

We’re new to the video/iGuide services industry, will operate in Vermont.
Can anyone please share RATES - what should we charge (what do you charge) for HOMES - to FISBO’s and for Real Estate Agent/clients?
Do you do tiers = price by # of room or Sq footage? Floors?
We show no other operators in the state - so we have no competition (except Matterport) and no frame of reference for pricing.

Up here in Canada, plenty of competition.

I charge .10¢ / square foot billed (from iGUIDE) with a min. $145 fee to realtors.
Retail and FSBO, typically .15¢/ sq’, with a slight reduction if they also book photography.

No tiers, other than base fee to cover smaller properties.

This is the chart I made to give estimates at $0.09 per square ft. If a realtor calls and asks a price on a ________ square foot home I will give an estimate from two tiers higher because I have found that in my area there seems to be a significant difference in what I’m told vs what the billable sq footage actually is. When the iGuide processing is complete I bill based on the actual billable square footage. Using this method I usually come in under my quoted price. This way there is no “I’m sorry but the price I quoted you based on your area measurement was wrong because… .” No explaining how billable sq ft is different than their sq ft, etc etc.

All my packages are based off of Sq/Ft

Regardless if its a million dollar condo or 300K I still charge the same per Sq/ft on both properties.
