Advise on difference in measurments


Hi,
I already reported this as an issue with iGuide, but I am seeking information if this has happened with anyone and what your experience.
I’ve read on the Understanding iGUIDE Measurements and Drafting Standards and my assumption is it’s difference between builder and iGuide.

I recently had a house where the iGuide measurements and the city documents are way off.

City of Edmonton Net Area Sq Ft = 1570.47
iGiude = 1433.61
That’s 136.86 sq ft difference.
pretty significant.

UNIT 1 - MAIN FLOOR
Interior Area: 674.81 sq ft
Perimeter Wall Thickness: 5.1 in
Exterior Area: 723.57 sq ft

UNIT 1 - 2ND FLOOR
Interior Area: 661.29 sq ft
Perimeter Wall Thickness: 5.1 in
Exterior Area: 710.04 sq ft

UNIT 2 - BASEMENT (Below Grade)
Interior Area: 643.66 sq ft
Perimeter Wall Thickness: 5.1 in
Exterior Area: 691.25 sq ft

Total Above Grade Floor Area, Main Building
Interior Area: 1336.10 sq ft
Exterior Area: 1433.61 sq ft

I don’t know about your area but here in western NC (Haywood County) the City/County group are very “slack” in their measurements and even tend to OMIT important details to make their job easier. I would ALWAYS take anything they have provided with a LOT of salt.

For example, we recently documented a home that had some angled areas etc and the 'County Person" literally drew measured everything at simple rectangles. Our measurements were 300sqft HIGH and when we dug into it they had taken a TON of “liberties” in their documentation.

Just keep in mind their purpose is entirely different than ours and their allowances are MUCH more slack.

With any other source there are often numerous unknowns such as the method of measurement used, the accuracy of the tools used, and how thorough whoever measured and calculated was. That’s covered in the Help Center link you posted.

All you know for sure is whether your work is thorough and accurate. Other sources may not be RMS-compliant or may be incentivized (e.g. builders) to report a large square footage.

If you are certain that you didn’t miss anything, I wouldn’t worry about comparing square footage to other sources.

I’m based in Calgary and i have not seen external thickness of 5.1 inch for the properties ai have measured till date. May be re-check that. It’s usually 4.5" or 6.5". If it is 6.5" then it should bring you pretty close to previous sqft. (Meaure door jamb thickness without trim mouldings).
